The brief required a 3 storey building with ground floor retail tenancies and residential above. The design had to address strict design objectives and guidelines set out by the Thorndon Character Area Design Guild requirements.

Façade treatment draws reference to local historical design. Different shades of colour to external claddings are subtly arranged to draw reference to the scale of adjoining buildings.

The end result achieves sensitive reference to adjoining historical buildings.
